Asphalt patching & sealing

Just like all materials, asphalt pavements deteriorate over time. So, occasional maintenance is necessary in order to ensure that your pavements provide the longest life and best service.

If you’re a business owner, proper maintenance of parking lots and driveways is important because customers always associate the appearance of your premises with the quality of your services.

And, if you’re a homeowner, you’ll want to keep your driveways well-paved in order to protect the health and safety of your family and friends. Of course, if you wish to sell your home, fresh paving will greatly increase your property’s “curb appeal.”

For municipalities and industries, it’s critically important to maintain roadways and parking lots to avoid costly litigation in case of accidents that may cause vehicle damage and personal injury.

The best solution is to give your pavements occasional maintenance by patching, sealing and repairing appropriate areas.

Seal cracks

As asphalt ages, small cracks appear. These cracks are always the first sign of problems in a pavement, yet they’re also easy to repair. If not repaired, cracks eventually lead to overall deterioration and loss of pavement.

Sealing cracks is the most cost-effective way of preserving your asphalt for many years to come. That’s because water can penetrate through cracks and wash away the base over time. Fortunately, our teams can seal cracks expertly, before they become a problem.

We seal most cracks by using hot rubberized sealants. First, we carefully clean cracks and joints to remove any dirt and vegetation. Next, the crack sealant is heated and mixed to the proper temperature and consistency.

Then this heated sealant is pumped or injected deep into the crack. This process creates a strong bond between the surfaces. Finally, we smooth and finish the surface of the well-sealed crack. This process lets us ensure that a crack is entirely sealed, to prevent any water from entering. A well-sealed crack stops the erosion of your pavement.

It’s important to understand that we don’t always fill cracks flush to the pavement surface, since we must allow enough room for expansion and contraction. And, just like asphalt itself, fresh crack sealant may remain sticky for awhile, especially during the summer months here in Tucson.

We can easily fix gaps and deep cracks

When filling deep cracks or gaps under the pavement, we first fill the cavity with sand or a polystyrene backer rod. This is especially important in places where water has washed away the soil below your pavement.

If cracks are too narrow to receive hot rubber, yet there are gaps below the pavement, we use “crack routing” to widen the cracks a bit so that filling and patching will be more effective. By pre-filling with sand, there will be plenty of support underneath, yet the joint still has room for expansion and contraction.

In addition to sealing cracks in asphalt, we also use rubberized sealants to seal cracks between concrete slabs and curbs. This is very helpful in prolonging the life of your concrete pavement, especially where joints are open.

The best way to keep a pavement beautiful and useful is to give it appropriate maintenance. Whether your pavement is large or small, here in Tucson we’re your best source for asphalt and concrete sealing and patching.
